Understanding the Damp Proof Course (DPC)
Damp Proof Course (DPC) is one of the essential features in the construction of buildings. DPC is a waterproof barrier fitted when the property is being built, a few bricks up off ground level to stop dampness seeping up from the ground and finding its way into the property, which can cause significant structural damage along with numerous health issues. Over time, however, this barrier can become compromised, necessitating regular maintenance and clearing to make sure it remains effective.
The Importance of DPC
One of the primary purposes of a DPC is to prevent the ingress of moisture into a property. Moisture can enter a property in numerous ways, such as through the ground, rain, or condensation. Once this moisture seeps into the property, it can cause several problems, like:
● Structural Damage: High levels of moisture can weaken the structure of a building, causing wood to rot, metal to corrode, and concrete to deteriorate. Ultimately, it may result in expensive repairs and unsafe buildings.
● Health Issues: Damp environments are ideal for mould and mildew growth, which can trigger respiratory disorders and allergies in the body. This makes it very important to keep the DPC functioning, as it maintains a healthy indoor environment.
● Energy Efficiency: Damp walls do not insulate a building well and lead to higher heating costs. By ensuring the DPC is clear and functioning, homeowners can maintain better energy efficiency and reduce utility bills.
DPC Clearing Process
DPC should be inspected and cleared regularly to ensure it stays effective. Here are some steps you can take to clear a DPC:
● Inspection: Carry out an inspection of the DPC thoroughly. Check for any signs of the entrance of moisture: the existence of dampness on walls, peeling of paint, or the growth of mould.
● Clear Debris: Periodically remove debris, soil, and vegetation that has accumulated around the DPC. For stubborn buildups, simple garden tooling or even a high-pressure washer are often used.
● Repair Damage: If you discover any type of damage during the inspection, ensure it is repaired immediately. It might include partial replacements or simply applying sealants to minor cracks or gaps in the DPC.
● Check Drainage: Ensure that the ground around the building slopes away, allowing water to drain away from the DPC rather than towards it. Poor drainage can often be a reason for DPC failure.
● Professional Help: In case there is extensive damage or if dampness persists for too long, it’s advisable to seek professional help. They will be able to give a much more detailed assessment and undertake repairs that may well be beyond that of DIY.
Common Issues
While regular inspection and maintenance are crucial, two common issues can prevent the DPC from functioning correctly:
● Ground-level Bridging: If the ground level outside the house is built over the DPC, it can “bridge” it, allowing water and dampness to find a way over and possibly into the house. This problem usually develops with newly installed paving right over old surfaces. It is a problem that can easily be fixed with minimal work by removing slabs, soil, or other materials below the DPC level.
● Cavity-Wall Issues: Cavity wall insulation can become wet and may not dry out due to the lack of airflow in the cavity. Wet insulation will obviously cause a problem, but even if there is no insulation, debris can be found sitting in the cavity itself surprisingly often. There are cases where debris, such as sand, old bricks, or any other rubbish, is left in the cavity, stopping the DPC from functioning. Clearing this debris allows the property to dry naturally, typically over two to three months, and restores the cavity’s protective role.
